Mortgage Calculator
Estimate mortgage repayments, total interest and the outstanding balance over the full term.
Inputs
Formula
- EMI = P × r × (1+r)^n / ((1+r)^n − 1)
- r = annual rate / 12 / 100, n = tenure in months
- Total interest = EMI × n − P
Banks charge interest on the outstanding balance, so every EMI is part interest and part principal. Early instalments are mostly interest; later ones repay principal. Change the tenure to see how a shorter loan cuts total interest sharply even though the monthly payment rises.
Step-by-step calculation
- 1
Monthly rate
r = rate / 12 / 100
0.006667
- 2
Months
n = years × 12
300
- 3
EMI
P·r(1+r)^n / ((1+r)^n − 1)
₹38,591
- 4
Interest
EMI × n − P
₹65,77,243
Tips
- A 0.5% lower rate or one extra EMI a year can save a large chunk of total interest.
- Compare the total cost, not just the EMI — a longer tenure always costs more.
Frequently asked questions
Is the processing fee included in the EMI?
No. It is a one-time charge, so it is shown separately in the total outgo.
Can I prepay?
Most floating-rate retail loans allow prepayment without penalty. Prepaying early saves the most interest.
