Builders quote houses per square foot of built-up area. Multiply that rate by the total area of all floors and you have the civil + finishing cost. Quality changes the rate: budget finishes cost roughly 15% less than standard, premium fittings roughly 30% more. The split shown below (structure, finishing, MEP) is the typical share for a residential build so you can plan payments stage by stage.

Worked example

  1. 11,200 sq ft ground + first floor = 2,400 sq ft.

  • Ask two local contractors for their current per-sq-ft rate — it changes with steel and cement prices.
  • Keep 10% of the budget aside as contingency; almost every project needs it.

Does this include land cost?

No. It covers construction only — structure, finishing and basic services. Land, registration and approvals are separate.

What rate should I enter?

Use the all-in rate your local contractor quotes for a turnkey civil job. In most Indian cities it ranges from ₹1,500 to ₹2,500 per sq ft.

Why is the cost split into stages?

So you can plan cash flow — the structure is paid during the first months, finishing and services near the end.
